Housing standards

​​​​The duties of a landlord include maintaining the exterior and structural elements of the property as well as the safe and efficient running of: 

  • water, gas and electricity supplies;
  • personal hygiene, sanitation and drainage systems;
  • fridges and freezers (if provided);
  • ventilation;
  • heating the property; and
  • heating water.

Energy Performance Certificates  

The Energy Performance Certificate provides prospective tenants with information about how energy efficient a property is.

Housing Health and Safety Rating System

The Housing Health and Safety Rating System (HHSRS) is the government’s approach to evaluating potential risks of housing conditions on health.

29 categories of housing hazard are assessed under the system. Each hazard has a weighting which will help determine whether the property is rated as having category 1 (serious) or category 2 (other) hazards.

As a local authority, we have a general duty to make sure that housing conditions are maintained and that residents are not at risk due to health and safety hazards within their property.

Following an assessment of a property we will take appropriate action to ensure landlords address any hazards identified.
